Buy FAQs
-
Start with referrals and reviews, then confirm the agent’s track record and service areas. Look for clear evidence of active business in the neighborhoods where you want to buy or sell. The right agent should be transparent, data-driven, and make you feel confident—not pressured.
-
Start the conversation. We’ll review your goals, talk about budget and financing, and, if you’re ready, connect you with a trusted lender for pre-approval. From there, we’ll create a clear plan for touring, offers, and next steps.
-
It truly depends on you. Some buyers find a home in a few days, while others take months—or even years. There’s no right or wrong pace. My job is to meet you where you’re at, create a plan that fits your goals and comfort level, and help you move forward when you’re ready.
-
Yes! I work throughout most of King County and south Snohomish County—generally up to Everett. I typically exclude far-east King County (e.g., Enumclaw, Cle Elum, or over the Pass), but I’ll always let you know if a property falls outside my coverage area.
-
I use a data-driven process and simplify every step so nothing feels intimidating or unclear. My clients appreciate my calm, transparent communication and my focus on education over pressure. Every recommendation is backed by data and explained clearly, so you always feel in control.
-
Absolutely. Think of me as your “easy button.” I’ve built trusted relationships with local lenders, inspectors, and contractors—people I personally know and trust—so I can connect you with the right professionals at the right stage of your journey.
-
Traditional single-family homes in these neighborhoods remain highly desirable and can be competitive. Townhomes and condos often behave differently. I’ll help you understand current market trends in each micro-neighborhood so we can align your strategy accordingly.
-
Strategy is fluid. If the market shifts or your goals evolve, we’ll adjust. Staying in close communication allows us to refine your search, update criteria, and position ourselves to act quickly when the right opportunity appears.
Sell FAQs
-
Beyond broker compensation, excise tax, and closing costs, plan for home prep: decluttering, cleaning, staging, and light repairs. Timelines vary depending on scope—sometimes a few weeks, sometimes a few months. I’ll help you prioritize updates that bring the best return.
-
We’ll review recent sales, neighborhood trends, and future projections to establish a pricing band—a range that attracts the right buyers without leaving money on the table. My pricing strategy balances data with real-time market insight.
-
Light cosmetic updates, decluttering, and professional staging typically deliver the best ROI. I rarely recommend major remodels solely for resale—those rarely pay back dollar-for-dollar. Together, we’ll decide what’s worth doing based on your budget and goals.
-
The best offer isn’t always the highest price. We’ll evaluate financing strength, contingencies, inspection terms, appraisal risk, timelines, rent-backs, and overall likelihood of closing smoothly. My role is to help you see the full picture before accepting any offer.
-
We’ll regroup fast. Sometimes the market needs a refresh—revisit pricing, adjust presentation, or target a new audience segment. I’ll track showing feedback and online engagement to pinpoint exactly what’s holding buyers back and optimize from there.
